Doesn't defeat the purpose of him getting a broker's license if he doesn't have a source yet where he can buy/sell notes, minus some education he will get from licensing laws in the note business?

Instead of "SELL" part of the LLC to your father, why not make him a member and that's his investment in the company, there is nothing wrong with that. for liability reasons i would also put the house under the llc, not your personal names, that defeats the protection of the LLC.

An LLC, if properly structured and operated, provides liability protection for its owners that is not easily defeated even if challenged in court.
