As a buy and hold investor, appreciation is the last on my list, it will come over time, am not too worried about that.A positive cashflow is a must for me as otherwise it defeats what I am trying to do, which is to essentially use real estate to find financial freedom.

When I first moved in the thing never turned on, so I set it really low, but with the heat we've had it runs all day and night, which defeats the purpose I think (air is too hot so it just runs).I thought my fan had 2 dials on it, one for temperature and maybe the other was humidity.Regarding the fire issue, if there is a fire in my attic I'm not going to notice until it gets lower in the house, and by then there is ridiculous damage to the house anyway.

I also let my insurance company know, it didn't change the rates but they were happy.I wouldn't designate a smoking area on the property, rather defeats you original intentions.

everyone just jumps in and they risk the refi not happening or rehab being butchered etc.. for the average investors buying something already rehabbed is much safer.. although it does defeat the forced appreciation part of it.I am toying with firing back up my BRRR funding arm..

Instead of "SELL" part of the LLC to your father, why not make him a member and that's his investment in the company, there is nothing wrong with that. for liability reasons i would also put the house under the llc, not your personal names, that defeats the protection of the LLC.
