I don’t have direct contacts in Burlington, but you might want to try local community banks or credit unions—they often tend to be more flexible with investors and might be more willing to work with you on a LOC.

I may have another year to be influential and I'm trying to set a financial successful path that will create wealth, residual income, suport philanthropy ideas, community help and know when she goes off and have a family of her own, she will be ok.

Now I'm curious how the BP community thinks about and saves for their next RE investment. 

but there is case law that allows you to break some terms of a mortgage agreement if something is unenforceable, for example the sub-to community relies on the Supreme Court cases which say it's not required to notify the lender when you transfer the deed/title. 

Interestingly, I live in my community (Marco Island) with my short term rentals and have for years.

There's nothing wrong with seeking concessions if there are issues that arise in the report, but using this as a strategy will garner you a reputation within the community if you are repeatedly going under contract and then seeking large re-trades. 

You must know the culture and the understand the community you want to serve.
