I also paid like 5k to have it all custom built out for our specific use. 

I could pay a regular marketing firm to build a site, but since so many STR owners have this need, I have to imagine there's an off the shelf option rather than having a custom site built.

Even deleting the Builder left me 30% higher than I expected on this small, custom home. 

I'm hanging in there and building a strong relationship to build my rental portfolio and care for my customers. 

It could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units); one that helps you to automate your own rental process (ie. compared to other tools, one that helps you to actually get it listed on 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

I recently came across Saskatoon Cabinets and was impressed by their kitchen cabinet renovations and they do custom cabinets as well.

It's quite funny when you call them out on their BS scare tactics in front of their customers. 

The reason for that is because each door will need to be custom made. 

Save some money on the down payment so you can put more down on other investment properties.I will tell you the same thing I tell all of my customers, If you cannot find a 2-4 unit or investment properties that will cash flow out of the gate - Look at other states.

Pretty much all the lower end non custom stuff is from there, but they are stained/painted and assembled in the USA.
