I've had two sewer backups in the last couple of years. 

About half disappear after that and the other 1/4 are couples.  

We had a couple of bigger ones that we wrapped up over the summer and they sat for awhile. 

Then I would reach out to a couple PM’s and ask them how much rent they would charge, their fees, and what you would net.

If you SLOWLY add variables after you have solved the same problem a couple times it gets easier with less risk.I sadly had a very hard time with FOCUS and switched things up on nearly every project, creating new challenges.  

You're just going to need to find a couple of folks on the ground that you trust.

They were great until they put a $1M limit on my policy because a couple of my homes ha pools.

We have been investing in the Pittsburgh market for the past couple of years and have 2 duplexes and are closing on a triplex in about a month.

There were a couple of times I ended up a landlord by default in the past.

We also have a couple section 8 programs in the city.
