It's very simple to make a spreadsheet that sounds great, realistically much harder. 5 single families are much more expensive, time consuming, and a hassle to deal with versus 1-2 properties that have 5 units total.

TRID only applies to consumer loans ... if this was an investment property purchase (business loan) or a cash deal then a CD would not be used and the disclosure rules would not apply.

Raising capital is already a time-consuming, challenging, and risky enough exercise.

However, some are very time consuming and produce limited results.Now this might not be for you, but there is a far better way to reach this people relentlessly month after month until they are ready to sell.

@Sean Graham, I recently had a tenant who was non renewed and they didn't pay last months rent so they had a deposit for their new place.I am in the process of taking them to small claims court for breach of contract where I will ask judge to also have them pay my costs to file and serve them assuming I win.If you receive a judgement and they still don't pay them you can file another form to garnish their wages.I don't intend to make garnishment a hardship so they have trouble paying rent at new place and will be open to a 12-36 month payback term, so long as I am made whole on rent and fees.This is my first time going thru the process so I am uncertain of outcome, although I have a paper trail for rents paid and unpaid, and texts from them admitting they were not going to pay.Here is a helpful link.http://www.ag.state.il.us/consumers/smlclaims.htmlBest,Ashley

Consumers are very lazy and visually tend to make decisions with their eyes.

Good afternoon BP,I have been on a tear as far as consuming real estate investing information (BP podcast, books, forums etc.) while I pay off debts and get my credit & finances in position to make my first deal.

At this scale, there's probably a good chance that there are various consumer protection laws that are designed to protect you as the owner.

Listen to some BP podcasts, but be ware as there are 250+ so don’t get consumed listening all day to too many.
