Under the original plan, I had taken out a personal loan to consolidate some payments, but then realized a HELOC works much better.

If you consolidate into one by putting it all on the HELOC, then you MAY have a smaller monthly payment because you only have to pay the minimum for one loan.

Through my searches, I usually find an STR-eligible property in the Springs every two weeks or so.But in general, there is no database or easily consolidated list.

I would recommend consolidating your debt is a no brainer.
