Your best bet is to contact the County you plan to build in (Miami-Dade County or City of Miami) and see if a stamped set of plans is required for the development of land and building Deparment permits.

I’m hoping to get some advice from those more experienced in real estate and property management. I have only owned  a home in Texas for 1,5 years, and my family and I may be relocating to another state...

Who wants to bet the daughter has maxed out student loans, they both have iPhones, and make needless purchases? 

We are for-profit and currently have about 150 beds, most of which are in large single family homes located within city limits (no suburban living for us).

Until you reach the limit of 10 conventional loans I wouldn’t even think about the higher interest of a dcsr loan.

but it's really, really tough right now as there is limited inventory, tremendous competition for deals, money is expensive, and good contractors are booked up.the equity in your home is an example of very expensive money. 

Overbuilding and market softening could lead to downward pressure on prices, so consider areas with limited new construction.
