Even with prices that to my California eye seem really good, cash flow is barely adequate and often in the negative, mostly due to the property tax (I think.)

You can find some deals that will barely break even in specific suburbs, but rising interest rates have made that even more difficult (rents have not caught up to the higher interest rates yet) Renting out your current house and buying another to live in can make sense.

Basically this is a positive cash flow deal but just barely.

The tenant will get that security until you show damages or non payment of rent to YOU.Tell the seller to kick rocks with bare feet!

It's so easy to stand out just by doing the bare minimum.

The worse months are late November and December, but I use the term worse months loosely as the last few years have been so busy we barely see a slow down in those months. 

Leading to my schooling not doing as well, half doing my goals and barely making it through a lot of stuff.

I rescued a group here in Oregon that got turned into the AG for this and they barely got out because I paid a bunch of them off..

I can see just how expensive it is and will be passing on the property as I would be barely break even.
