Without running any numbers, my gut says you are better holding on.A couple of thoughts:it sounds like you can two more roommates in by finishing the attic.

While it does add extra time and cost, I think it's worth it to have a more finished looking project 

I'll need to make some renovations like finish my basement so I can make use of that as well and move laundry to a more central and convenient spot so it can be shared.

They're doing their job which is to get your almost-there deal over the finish line.
