Also, like any business, you don't start to make a profit until you recover all of your cost, so, with that in mind,...Here are your numbers buying all cash:1 - Your cost (cash) = $160k2 - Your cash flow per year = $11,2003 - Number of years to recover your cost and start to make a profit = over 14Here are your numbers buying with a 20% DP:1 - Your cost (cash) = $32k2 - Your cash flow per year = $1080 (assuming 30 years/7% interest)3 - Number of years to recover your cost and start to make a profit = over 30...so even worse.I won't touch a property unless my cost recovery time is less than 6 years.

When I researched the law related to Torrens land I found the state statute provided each CT is a brand new root of title and therefore concluded the insured had good title and the former owner had to recover from the state recovery fund.

My thought is with the hospital right there, it would be a great place to have STR units available, that are chiefly intended for the families of people staying in the hospital for multiple days, having a baby or recovery from surgery, etc. 3 or the units are vacant currently, and with the lease ending soon, potentially another 4 would become available.
