I feel that the 2BR/2BA covers the most bases from a booking perspective and I would echo @Mitch Davidson with making sure you are standing out from the crowd with your location, view, design, furnishing and amenities. 

IRS will view group as 1 (from experience).There are certain hours that do not count.

If they've been there 10 years, you have a good idea of how well they take care of the place as what you saw when you viewed it would reflect that.For state laws-google it and you will find a government website with the info.  

Never buy a property without putting your eyes on it, if you are spending htat much money get on a plane or in the car and view the property yourself.
