I am a new to this page, I been in real estate for over 20 years and I wear many hats. 

If the deal is worth it then why would e-signing a few pages be the hold up here?

When you are visiting the site on your phone would you mind sharing what are the top 5 things on the site you use or would want on the app?

I try to visit at least once a year and inspect all properties.

You can do an all-cash purchase if there is no note on it, and just make sure that you are on the same page (even with your dad is the executer)...

I loved Spain when i visited there and there was no shortage of people visiting which provides an opportunity. 

I recommend visiting your local REIA (Real Estate Investor Association) to talk with other landlords, property managers, and other investors in attendance.

We can assist in building the scope of work and even visit the property on occasions to get updated pictures/video and confirmation that some work is completed before the next draw, but we can't tie up our operational resources to projects that take more than a couple of weeks.
