We enjoy remodels and I enjoy the touch up maintenance work that comes with inventing.

On the other hand the unoccupied unit needs about $1000  to do some touch up and have a greater cashflow than the occupied.

Or if you have any feedback please post it on the thread - cosmetic wise, I'd like to see them remodel the master bath which I could help them do, touch up some stain in areas, among a few other minor things to really make the house pop.  

@Lumi Ispas well me and my wife are currently pre approved for 150 k FHA (in our area that could generally buy you a move in ready property that could use some touch ups)   but i didn't exactly want to start with a rental or house hack .i understand that cash partners are a great option and i plan on using them down the road but i feel like it will be rly hard to convince people to give their hard earned money for my first flip .... i believe it will be a lot easier after i establish some sort of a track record before i go out and start reading capital either through promissory note or funds also i thought what could give me somewhat of an edge going with hard money was my experience in the construction industry, my contacts in various trades and my ability to do things myself if need be ..also my mentor having more than 15 years experience in the industry Also thank you for all your insight 

You can wash off small marks and scuffs and still spot touch up without it being obvious.

(Appraisal stated that certain repairs-such as adding a stove that is missing, sheetrock repair and touchup paint must be done before home reaches appraised value-contract price $85600-appraised value after about $1500 in repairs $97500) Original appraisal came in at $90,000 with no stipulations but somewhere along the way the appraisal was revised with stipulations.

I was looking to place an offer but my better half told me I was crazy and reminded me about what our plan was - to buy decent homes that could use some minor cosmetic touch ups.

I don't know if that person really spent __ hours doing paint touch-up. 

We spent an entire Saturday power washing, cleaning out the rain gutters, doing some touch up painting, swapping out plumbing fixtures, doing a little trim work, replacing light bulbs, trimming bushes, and doing general housekeeping and yard work.  

We also found a duplex with a top floor partially renovated and move in ready, that contained a downstairs unit that needs a full cosmetic touch up, but should be move in ready in maybe 2 weeks time.I intend to visually inspect the neighborhoods and do several walkthroughs with an agent while down there next week.
