IMO this is because of government fiscal policy, ie spending.Bad Government Fiscal Policy is Driving InflationDeficit spending is a snake eating its tail: deficit spending → more inflation → higher interest rates to slow inflation = more inflation = keep interest rates higher → debt more expensive / accelerates…..repeat.The US debt has is currently rising by $1 trillion every 100 days, or roughly the budget of our entire defense budget (which is larger than the next 10 countries combined).

I keep comparing to Aussie and other countries world wide.Buyers agents pretty much don't exist and only listing agents do.true, US is almost always the most complicated one, in other country no need to have buyer agent but there're more, no need to pay tax when selling house, no need to put all 2000 pages disclosure when selling house  , no need to have house with so many certification (required in some states ) before renting it out , no need to hire expensive licensed american-born General contractor when repair house, no need to call specialized licensed educated electrician / plumbing with ipod because it's just .... plumbing. no need to pay tax with annual increase .... no need to pay ridicilous amount of insurance every year no need to check their credit score and immigration status when renter is impying LOL the list is on and on Hey....slow your roll on the American contractor thing!

I've been interested in New Haven because theres a bit both B and C-D neighborhood. there are some ghetto parts which like I said I'm fine with I grew up in some rough parts of NYC mid 90's I know how to handle my self in these area. and as long as I'm thorough and diligent with my screening/vetting process in tenant selection, I should be able to find decent people to make my tenants. there is huge working class in New Haven and its seeing slow stead growth.
