@Huiping S.Your mistake was to pull those together into one LLC; you should have kept them all separate and avoided several headaches that you would have to deal with from now on... 

One of the biggest mistakes is landlords take anyone and feel they cant lose because of a steady check.

I have many examples of both mistakes and successes regarding that principle.Anyway, I am also in CA and my first rental was out of state. 

I see a lot of investors remodeling and designing the home as if they were going to live in it and it's the biggest mistake.
