The Japanese are awesome at creating a lean mean machine for every type of company out there.

@Nick Brubaker  ONe other thought Is I know some companies that sell rentals in smaller Japanese cities that return 10% and from what I understand a Japanese tenant can be one of the best in the world.. they don't trash units like our US tenants do.

Nope the Japanese had it correct all these centuries  a polite bow will do.. no touching.
