Perhaps you could look at other projects to help you form a baseline but that number will never be completely accurate because: • No two projects are the same: to get the best number you need to find an impossible-to-find project: one that is built in the same place by the same developer during the same market conditions in a nearly identical location.

The reason they do this is because they’ve lied so much that they need to change their identity and story every three years so that out of state people can’t look too much into their past deals.Once they’ve sold enough houses, made enough money, and ripped enough people off they shut it down and start all over again.How they get away with it year after year is beyond me.

One thing my broker brought up is that this may be considered a conflict of interest when it comes to the statement of identity that would have to be signed.The rehab budget is only going to be about $20-30k (walkthroughs for estimates next week) and I will be using subs for most of the work with the exception of some big ticket items like cabinet install and kitchen/bath tiling.
