Renovated single family and to-be-renovated multifamily are completely different kettles of fish.

Personally, I wouldn't consider a hamster, fish or lizard a pet as they're typically in their enclosure and not out running around on the floor; though I'm sure some other landlords would disagree and consider them pets, considering it a lease violation. 

-Cheaper to buy outside of major cities or into cheaper markets/states-Build a portfolio of becoming a BIG fish in a smaller pond by investing in smaller markets-Take advantage of the Vacation Rental markets.

I haven't had to deal with anything other than cats and dogs so far and I don't care about "caged" animals (most birds, gerbils, fish, etc).
