There are a lot of desperate people out there in bad financial shape, that's why he's offering to do it.

So many desperate *** people....

But I have 2 questions that I desperately want some information on.1) What would be the most recommended way to purchase property?

We gave our permission after they had already made their agreement because the new tenants were desperate.

If the market is super hot and you want below market in pricing then you would need to find a property off market.A newer agent and a newer buyer can be a dangerous combo as they are both trying to make things work without the experience to know how to properly analyze something.I disagree with people that say a broker/agent should constantly low ball ridiculous offers on their behalf looking for the one desperate seller to sell at a crazy price.

I think they're motivated but not desperate. 

If they are that desperate for the transaction, then they likely have few skills or connections in this business.

They are currently upside down in their residence (2007 hangover) and this will give them the flexibility they so desperately need. 

But investors have to push past the glossy pages of the selling agent's brochures.Best discounts are in the more desperate seller market.
