And by the way this is 11 studios in a B- neighborhood, within 0.5 miles you have cafes, nice bars and restaurants; within 1.5 miles you have Starbucks, Trader Joe's, etc. so the location is great, hence why we might accept a lower return... or I'm just making excuses because I still like it and we're trying to figure out a way to make it work!
