If a deal works using retail reno #'s, than the process is going to only be a question of how much added profit you make over projection rather than planing and hoping for something you don't have resources to pull off.

You have to assume out-of-state visitors drop but will that be made up by people coming up from the Bay Area who don't want to get on a plane themselves?

If you want to network, and meet partners from around the county who could be your boots on the ground in markets that you are interested in, you will need to hop on a plane (when we are up and running again), and travel to a conference or two.

It's typical, and can usually be remedied by jacking up the floors to a level plane and then adding lolly columns to support the new heights.
