Take the six months it would take you to repay the money and learn for yourself.I hope youre not the kind of person that watches commercials on TV and go arguing with your doctor how much better for you it would be to get the drug from the TV commercial versus what he's been prescribing for you that's been working just fine.

ReyThanks for responding.You appear to be selling what can only be considered 'real estate' or an 'investment' or probably more accurately a combination of the two.Why not procure the proper registrations for your firm, either as an investment broker/dealer or as real-estate broker, or both?

In Dallas years ago an apartment in a war zone was renting out units, requiring more money if you were going to sell drugs out of the apartment,,,they not only threw the owner in jail (because obviously he was gaining financially by the drug selling since he was charging more), they took the apartments (it was 10-20 units)If someone is doing something illegal in one of your rentals, and you don't do anything about it, you could be charged for being involved,,if you don't know, thats a different story, but if you know and 'look the other way', you are asking for trouble.

First buy the most inclusive insurance possible, make call to police telling them that you are living in "your address" and you are reporting "insert local drug dealer name" for drug dealing at "location".....await firebombing from local dealers, squatter runs for his life, collect insurance.

Provided that the issuer of securities does not otherwise have knowledge that such person is not an accredited investor, the issuer will be deemed to have taken reasonable steps if:with respect to purchasers who are accredited investors based on income, the issuer reviews IRS forms that report revenue (W-2, Form 1099, Schedule K-1 or filed Form 1040) for the last two years and obtains a written representation from such person that he or she has a reasonable expectation of reaching the income level in the current year;with respect to purchasers who are accredited investors based on net worth, the issuer reviews bank statements, brokerage statements, other statements of securities holdings, certificates of deposit and/or tax assessments and appraisal reports issued by third parties in order to verify assets, a consumer report from at least one of the nationwide consumer reporting agencies to verify liabilities and obtains a written representation that all liabilities necessary to make a net worth determination have been disclosed (all information reviewed may not be more than 3 months old);the issuer has obtained a written confirmation from a broker-dealer, a registered investment advisor, a licensed attorney or a CPA that such person has taken reasonable steps to verify that the purchaser is an accredited investor within the prior 3 months and determined that such purchaser is an accredited investor, andfor purchasers who previously purchased securities in an issuer’s Rule 506(b) transaction prior to the effectiveness of Rule 506(c), a certification that such person is an accredited investor.A simple Google search has a bunch of third party verification services.

Your 65K house may not be at market, but it's the cost of acquisition as well, so legally you're at 65K without drapes I guess.Nothing says you can't get a good deal.I'm totally aware of how all this works, how investors or dealers acquire a property and borrow more than what it's original purchase price was or at full value showing higher values based on repairs made or other comparable properties, how partnerships can be formed, how interests can be pledged and the justifications given, so I won't go down that long road either.I'd expect you to stick by your opinion, I've never known you to admit even being slightly off on your opinion since I've been here, that's not saying you're right, but I understand that when your business model is touched upon you are very protective of the basis of operations and that's fine.What I stated stands in court, gurus have been nailed over such claims.
