I am a firm believer that you truly learn by doing. 

I am a pretty firm believer that somebody does not have to lose in business just for somebody else to win; yes FlipSystem is successful, but so are our clients.

@Danny Van- thanks  1) if you have some equity in the property - you might consider getting a HELOC in place now  in case you  want to use any  equity in the future ...Its  easier to get a heloc in place on a primary home as compared to a rental  2) contact your insurance agent and  ask for an  estimate for how the insurance coverage and premium will  change  3) consider  a proeprty management firm if you dont want to  self  manage  4)  get any forms and  processes  in place  (  leases / credit checks / bank accounts/  etc ....)

Agree with everything that's been said-- @Katrina O'Bannon,  Usually our firm submits the request by 3pm Wednesday, Inspection happens Thursday, funds wired that Friday.

I would say, a smaller few person firm (or single person) would be a better and more economical fit for something small like this. 

@Mark Cotter I am a firm believer that San Diego is one of the best markets to invest and even though the data would confirm what I am saying for the past half century or so, I still recognize I am biased as I am a local investor with single family and multifamily properties locally and of course am in brokerage also.  

He's transactional, but I'm sure someone else in his firm can help you out.
