NAR is requiring us to use a buyers rep agreement which was always recommended but never enforced and buyers agent commission is no longer able to be "advertised" on MLS.

When I see houses in C areas in need of rehab being advertised as 150 a square foot by wholesalers as well as on the MLS, it makes me realize it will likely be slim pickings for a while.

Also, try to find the CPA's and attorneys that deal with them and do the same.2) see #13) Advertise where they go, so you're top of mind when they want to sell.

@Steven Wocknitz @Luc Boiron @Julie TohIn Ontario, and I imagine in the rest of Canada too, hard money lenders (called private lenders in Canada) are not allowed to advertise unless they are licensed mortgage agents.

How & where do they advertise?

The internet, gurus-advertising constantly in reels feeds, and TV shows has killed this industry. 

@Douglas Rosenthal hire an experienced PMC.You're penny-pinching, so you won't do that and it may eventually cost you dollars.But, since you asked: advertise on GoSection8.com website.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

you can consider a sale pitch.. but just remember one usually has better advertising through the MLS, also better access/availability unless you have time to field all the phone calls and arrange showings.
