First of all, I found the listing through a turnkey real estate investment company (found here on FB), and with stable and reputable property management in place and no renovations , wouldn't the "low rent" riskiness be more than mitigated by the volume of units (45/48 units) already tenanted? 

@Tiffany Milan I would say...I just had enough understanding for every platform I stepped on, then I began right back into an area of unknown.I remember i day I closed on my first property, in one of the following afternoons I sat in the vacant, needing to be renovated, upper unit of the duplex for about 45 minutes asking myself what the hell am I doing.Then you just learn and continue!

Builder recently built 45 apts in my area for 15million....affordable I can do the same work for 100k and rent it out at market.

It took us 45 days to complete, mostly working weekends. 

They will choose from the available stock of fractional or NNN or wholely owned assets that are available during that 45 day window.  

(Metro area median price point is $500k)I imagine a distribution of employees somewhere around 30% on the Maryland side of the border, 25% on the DC side and 45% on the Virginia side. 

To clarify I would hold the property for probably 4/5 years before even considering selling it.

A 203k is doable in 45-60 days. 

And, since home values historically increase in value (4-5%) then I’m going to gain on that side as well. 

My house I just rented had a bunch of nail holes in the walls from hung pictures, I told the first 4-5 people that saw it I was about to fix it.
