That's not to say that we don't work very hard for what we have or that we haven't earned every dime that passes threw our hand, it's just I'm a firm believer In that you can and need to be very firm when it comes to business which your rentals are you business, it never hurts to extend simply common human concern, If you came upon a wreck and there were people in the wreck you could just drive by with out helping.

They seem to think that your only value is identifying properties on MLS.Before I moved to Maine, I had an investor (now a personal friend) who I ran around for hundreds of accumulated miles, showing many disgusting, abandoned foreclosures - while wearing a respirator because of all the mold - until some inexperienced knucklehead agent brought him a wreck that he could rehab.

I think really your best bet is to get into something you can BRRRR or flip from day 1 to double or triple your 15k.. maybe try to get a hard money loan on a wrecked 1br/2ba like literally next to skid row, then build from there.
