The rise of FAANG+Nvidia stock is giving lot more buying power to some tech employees although layoff is also widespread. 

There is widespread panic among first-time investors about LLCs when it's unnecessary and not practicable.

Ideally, I wanted to buy a property without a loan and do the BRRRR method, do to not many decently priced properties in the area that have some potential to remodel or add an addition to for adding more value to the property then cash refinancing after renting to move on to the next one.

This crude method ignores all the other debt payments tenants have.

What we are looking for:To invest in both the BRRRR method/flipping properties and buy-and-hold properties.

One method is to research the fair market value of the property and surrounding properties to compare that value to the estimated cost of repairs, cost of any liens, and cost of any judicial action needed for eviction. 6.
