I attended the RALA 3-day training in Phoenix and took a couple of online courses as well, and while I found these courses to be very valuable in helping get a clearer understanding of the space and what it might take to be successful, I eventually I found it most beneficial to bring in a partner/advisor who has built residential assisted living facilities here in Texas and has been running them successfully.

Also, you can get a HELOC on your primary residence and use the proceeds to purchase investment properties as well.

The deal is risky unless you know the market well, have experience executing this strategy, and have accounted for the quality of the asset and tenant. 

I called my local insurance company, as well as two major companies and was told "good luck." 

So I would like to get these things hashed out well beforehand as something to present to potential clients and have procedures for my company.
