This way if their plans do not work out they can resale they property for cheap and get out versus sitting on holding cost for the land for many years sinking non-productive capital into a project.The house is not a benefit.

The re-appraisal added $350k above my purchase price.There are so many issues like this that I feel if a Salesperson cannot incorporate, and can be named in the lawsuit, this becomes a big problem unless the Salesperson can pass on the liability to the Broker that was suppose to supervise him or if the E&O Insurance picks up the tab.If the previous seller were to have sued the responsible party for the $350k, AND the Seller won, I am curious how much responsibility that would be placed on an Agent versus a Broker.Just curious, how much does an E&O Insurance cover?

The only difference is that we have easier access, since it's all in one place and we do it so much, we can just click and go there, versus spending hours looking at different sources.

This is one of the key components I have learned from developers 30 to 40 years into the business versus my 14 is to assess what it is you are doing, timeline and risk to get to the return you want, and then decide if it makes sense to take on the risk or structure an exit a different way ( or not do the deal at all in any way,shape,or form and move to the next property).

There is a difference between land that has been cleared, land that is cleared and entitled ready to go, versus here is the land and we have done nothing with it and you have to tear down the structure and do everything to get it ready to go.

@Melissa R.You might need to do a combination of going through insurance and taking part of it out of their security deposit.It might be a tough call if it was just a mechanical thing in the tank, versus someone intentionally clogging the bowl.
