Your family thinks it wastes time away from them ,the tenants think your evil and a greedy oppressor ,The city thinks your a profiteer trying to get bilk money from the townspeople.. my advice is don’t make it personal your just going to be let down when the tenant leaves you With no rent ,a dead hooker stuffed in the closet and  cat urine soaked carpeting 

OMG, the urine volume factor!  

I have a home the unauthorized puppy urinated through the sub-floor.  

Sounds like mold or dog urine in places you can't see.

They can dig and rings of dead grass appear where they urinate.

That way you'll get a real address.Next, I hired out all the painting (it needed it only because of the smoking, not normal wear and tear) and flooring replacement (their dogs completely soaked it to the subfloor with urine and it was new).  

Urinating anywhere than outside or in a litter box is not a good thing.

The dog urine got into the sub-floor and they were smoking.What I would do is make sure that's not happening to your property. 

Urine is to be immediately washed with water from the hose to prevent the grass from yellowing. 

Homeless EVERYWHERE - car smash and grabs, drugs, every bus bench taken over by a homeless encampment, trash, feces, urine. - its just gross.
