@Chris Kay it's VERY difficult to cashflow with 0% down purchases.We do 0-10% down Land Contracts and know going in we may actually have negative cashflow - which is acceptable given the low down payment and avoiding mortgage costs.

Right now my debt is sitting at around 154k (8k outstanding interest payments). 

The bids I won, are down payments on property that has "small" balances under $20K but I do not see how this is legit. 

I turn to them to list the rental, which just means another form of payment for them. 

Sue the seller, any payment delinquencies should have been disclosed.

Rocket Mortgage (my current lender) quoted me $100,000 for a 20-year loan at a 9% interest rate, resulting in a monthly payment of around $1,000.

List the property on MLS or with a trusted real estate agent, and market aggressively through social media, local advertising, and open houses to generate interest.

However, if locking in lower rates and simplifying payments are prioritized, DSCR refinancing on both properties could be a better long-term play.What’s your next investment strategy—another rental or a flip?
