We have to keep in mind flippers have a bad reputation of doing the bare minimum and making loads of money (which we know isn't true).It would be hard for me to recommend remodeling it without spending more time on it.

Agreed - its generally a bit more challenging if its true "student housing" as rent-by-the-room is generally prohibited for DSCR. 

Spend $200 and sit down with a real estate attorney and get the scoop first hand on what is allowed and what isn't.This is true for California, Oregon and Washington.

In Tampa or Tampa area the opposite is true as big homes do not have a large market share#3.

Also, be cautious of anyone offering terms that seem too good to be true—there can be scams out there.

I’m aware of some (California-based) investor-friendly DSCR lenders who will only consider the NOI of the target property, and won’t consider your personal income or assets in underwriting.House hacking is an interesting (and tried-and-true!)
