I want to be as transparent as possible because I've heard wholesalers have a bad rep for dishonesty.. but that is for another thread. 

Nothing beats honesty and transparency, although MANY will disagree nor understand this.Now the most important thing there is to master when it comes to wholesaling is, generating motivated seller leads.

Or you can go with some other turnkey providers who are more transparent, educating, and trustworthy. 

The key is persistence, integrity, and transparency.

I have a new company now and although there has been headaches there is much more transparency and they are much more professional and responsive.

That being said, you should definitely continue to shop around, especially if the lender isn't being super-transparent or upfront about all the costs with you

Provide a 30/60 day notice before the lease ends, and just be transparent with them what you plan to do with property and why they need to leave or pay more. 

With that said, it is important to be fair and transparent throughout all strategies to ensure tenant satisfaction and loyalty.

I was under the impression this kept things accessible and transparent for them. 

Now - imagine if there was a way to have full transparency and see these numbers for your existing PM or when you’re hiring one.
