So my experience was that I had less than a 1% chance of getting a tenant I liked, and maybe a 4% chance of getting one that was not a major problem, and a 95% chance of a tenant who would cause all kinds of problems and drive me completely crazy.For me getting a phone call in the middle of the night with someone screaming about their toilet not working is just not something I can live with, but if that type of thing does not bother you, and you can go on day after day and not let it get to you.

One of the former tenants left some kind of thick paint like stuff (not poop or blood) in the master bedroom toilet and went on vacation at the end of the semester.

The rate is slightly higher because it is a top to bottom clean in a narrow window of time.VRBO- Takes a cut of every rental 3%You also need to outfit the home for someone to live in, which means the upfront cost is higher as you need everything someone living there would have (furniture, pots, pans, plungers, etc).

Same is true of a light fixture, faucet, toilet, flooring, paint, etc.Additionally, contract services such as mowing, electrician visit, plumber visit - all cost the same regardless of the rent topline.
