Because of this, I always advise tenants that unless they have family they can stay with on a temporary basis, they are safer to give their landlord 60 day notice than 30 days.

It's that time of year when it's hard to rent - no matter how you decrease the price, that just attracts less qualified Tenants.Zillow provides a lot of junk emails, however, it gets better Tenants than CL, for example.So, I scanned my printout for terms and rules for Tenants (I have it in each rental when Showing) and copy/paste that pdf copy into my answer.My requirement is in the add to text me, however, there are still plenty of emails: I answering the same way: copy/paste the list into text or email.Main thing is to answer quickly: when you've got email or text, send it back ASAP - sometimes people impressed with minor thing.....maybe they don't expect to get any feedback from Zillow or CL that fast.That's why I don't do month-to-month lease - I don't need winter turnover.
