Remember you are dealing with the dregs of society that primarily survive through criminal activities.

then hire on your own rehab crew and marketing team and go to town.. that way you control your deal flow and make all the profit .. and can survive on less profit.

So, take with a block of water softener salt.No one who botches estimates as badly as this couple could reasonably expect to survive long in the rehab / fix-and-flip business.

Same with good ole American lending fraudsters that will promise you funding or loans you just need to send them due diligence money up front... there are companies that survive on due diligence fee's and either never fund anything or fund very few things.And some of these guys actually go for some big dollars  25 to 100k  and then walk off with it.
