Street parking is not an option.Second, I am comfortable with traveling nurses as I feel there is a certain amount of safety with that profession, but I work as a firefighter and am gone for 2-4 days at a time and am cautious about who will be on the property with my wife and children.

Rent by the room can work for Corporate housing or Student rentals for sure in almost any market.  

We put out feelers a number of months back and 4 students/recent graduates offered about $4,000/mo to rent by the room.

New Bern sports it's largest school being Craven Community College with about 2600 enrolled students in 2020, of which about 27% are full time students. 41 Students graduated in 2020, which was about 30% of the class.

I personally like the University of Toledo area for student housing, which is his bread and butter.   

How did you qualify for the loan as a student???

A couple of our properties have student tenants and we've found it hard to find an insurer to provide a for them.

I always tell my clients, once you get to 100k liquid you can be flipping 3 - 4 houses per year and acquiring 3 - 4 multis per year for the portfolio.My oldest trade line of credit is 6 years and I have about 4k of student debt.
