Most inspectors won't do an inspection without a 3rd party to protect them from the liability questions above.Also note that most standards say that home inspections are non-invasive so we aren't moving furniture, or tearing off dry-wall.

Some climate is of course is impacted by elevation so it's not exactly cut and dried but generally that would serve as a guide.BTW I vote for Denver but I'm biased and I know we don't have the stock of multis that other older areas do.

In the meantime the repairs are being paid by the HOA (to repair the section of pipe only that leaked) and the dry out, which has depleted the HOA reserves.
