Looking at the listing again especially the pricing, buyers see the multiple price drops and the listing starts by saying it is $20K under appraisal all of which beg the question WHY?

When you remove to reinstall you can see the subfloor if that is soaked on whether it was water or not.Not sure how you could blame tenant at this time
