I've used all of the above at my properties, it is my secret weapon, it lets me wipe the floor with my competition(shh...don't tell anyone...)

Their secret sauce seems to be that they have a database of all of the banks and track thousands of applications per month.

Any auction, any rough house you have to keep your wits and not bid over your MOA, max allowable offer.On auction.com and probably M&H / hubzu the seller or sellers agent may bid against you until the bid is over the secret reserve number.   

Those would probably be the main two spots a prospective renter would check.... so, would you like to share your trade secrets on getting higher than projected value : )

My mother kept it a secret because she wanted to help her.

along with anything you may think Is secret has probably been done 100s of times before by many others.I know I wrestled with this when I was buying court house steps foreclosures and some one comes up and wants me to tell me all about it.. at that point your right I worked my butt off to get to the point I could do this..

NWA is a great place to invest, but the secret is out. 😉 You can still find deals, but it's not as easy as it used to be due to the area's growth.

I buy at auctions, there are a few trade secrets when it comes to dealing with tanks that mitigate the risk but don't cut it out completely.  

Seems to me we shouldn't need to send out a reminder since there is no secret as to when rent is due.
