Wow $750/mo cashflow for a property that was only $118k that's incredible!

@DeAndre MasonIf you are only 2 points off being able to accomplish your financing, mortgage brokers should have resources to refer you to be able to boost your credit score.  

Combine rent control with restrictive zoning, or a nightmare permitting process to build, and you've got the recipe for an incredibly easy path to becoming a multimillionaire.

It's an incredibly popular change, so I'd be surprised if we don't see it again.As to the retroactive point, it's not happening.

The company doesn't really have a "credit score" or "eviction history" so I'm thinking about asking for 1.5x or 2x monthly rent as a deposit (we normally do 1x month rent) just like I would for a tenant without established credit history.Thanks!

After a lot of research it doesn’t seem like single family investing is very lucrative, unless you score a killer off-market deal.

Via workforce centers across the nation implement a system by which those who score for aptitude in the home building services sector, they are assigned an "Employment Voucher". 

Not qualifying because of a low fico score or experience.
