We didn't have a final walk-through because he left town (he won't be moving across the street for a few weeks).In addition to leaving a big ugly mess (including rocks and turtle crap in the bathtub, which i mention only because it's original) and leaving behind huge furniture in this third-floor apartment, there are two much bigger deals:1) I believe he has sabotaged the plumbing.

I’m caught in a bind. Current situation is I have a place with a buddy of mine his name is on lease and all billing. So it’s not looked at as my primary which will allow me to only need 3% at closing for next property...

Rents are currently under market value as the owner has had some injuries and didn't want to rock the boat with the long term tenants.

That seems to be a tightly wound  financial rubber band that could snap at any moment.

I am stuck between a rock and a hard place trying to figure out how i get my next 4 unit without mortgaging out my unit i own now.

Here these old foundation are around 3feet wide of rocks and other materials I don't know the name of in english :P .

It's easy to mess that up by not digging deep enough, putting in proper rock and possibly tying to a drain tile (easier said than done), oh and sealing the new hole in foundation properly. 

I'm ready to invest another $50k or so and was considering investing out of state, small multifamilies in less desirable areas near me, or to continue investing in my comfort area.About the target property: I would classify it as an A or A- area based on what a lot of people call B and C areas around Chicago.

I did a lot of searching & the guys I like best were Ed from On The Level home inspections & Todd from Rock Solid.
