Unlike manufactured homes that do not appreciate, the modular homes are technically appraised as a regular site built home since there is no trailer, it’s built up to code and has a permanent foundation.

I was initially thinking to purchase it and use it as co-living space for workers at a nearby auto-manufacturing plant, but am considering what other uses would make sense.

I would look at the underlying sponsors as there are some very large and reputable companies in this space. 

The idea is that you build a following of warm relationships and can leverage your reputation when you need a tenant.  

These issues caused missed deadlines, huge profit losses, and, most importantly, damage to their reputation.
