If the person is already negotiating and finding deals there are two options in my opinion:1) Hire a good real estate attorney and have them on retainer...pay a flat fee for looking over the contracts and doing title work2) Work directly with a title company and offer to pay them a higher fee to handle transaction coordination.

Regarding finding discounted deals......That is the reason why I started a wholesaling business. 

I am starting to learn about real estate investing and are super interested in learning anything and everything about it.
