Hi Marc - I was recently eyeing a piece of raw land seemed perfect, except like yours, it too had a significant elevation drop.

But from your question, it's also tough to tell what you've got (productive farm land, empty warehouse, raw land in the path of development, etc.), what if any income it's generating, and what skills you bring to the table, since that'll also dictate what/if any kind of loan you can get.

For bedrooms I'm 25mm - 35mm.Shoot RAW, not JPG if your camera allows it. 

Or raw land share cropped out to corporate farmers.

Another possibility might be to purchase raw land and look to put on some tiny pre-fab AFrames or mini cabins?

I do have investors that frequently use hard money cash and still ask for an appraisal contingency, which does not hold the same weight as offering with raw cash and no contingencies.
