My name is Lenny and I currently live in Long Island but spend the majority of my time in NYC due to work.For years I have always been interested in becoming a Real Estate Investor, but have either let negative people talk me out of it, or let small things or my lack of knowledge hold me back from moving ahead.I came across this site by randomly typing in 'Real Estate forums' into Google, in hopes that in this day and age there is a forum for everything, and sure enough I was right.After browsing the site for a few minutes, I thought for sure it would prevent me from accessing any extra material due to my past experiences in regards to Real Estate knowledge.

I agree with J Scott, you might reduce your total hold time by selling it early, but you risk lower offers and reducing your company image.

I read a page or two and depending on the loan type they might accept 80% - 92% of the BPO, does that sound right or is it more random than that?

It is about 1680 Square feet finished (840 per side), side x side (mirror image), 2 bed, 1 bath duplex with separate everything (Gas/Electric/entries/laundry), a 2 car garage w/ 1 extra off-street space, big back yard, great views of the park, and in a phenomenal location.

While I agree it might be from termite treatment, every termite treatment I have seen, the holes are not random as they appear here, but rather universally space around the outside border of the home, and not the interior of the home.

In fact, for the level of house I'm assuming you're doing (relatively low end), I'd think those prices are on the high side.Cabinet Hardware, Electrical Covers, Vent Screens, etc = $750I generally budget $1000 per project for outlets, switches, plates, registers, mini-blinds and other random stuff.

(just made that up for illustration) and you always put that on every piece, in the same font, in the same color, and you also snag IBuyontheFly.com so you can tie things together.It could be a visual image, like your pieces always have a pic of an eagle on them or whatever.
