Hi @Brendan Seals, It's very difficult to predict how tenants will act, but doing your due diligence and asking for references goes a long way and reduces the risk of having an unpleasant experience with a future tenant.

I'm not expecting a large number of evictions like CNN predicts, but I do expect a large number of Tenants to be negatively impacted by this for the next few years.

I was thinking to focus on cash flow over appreciation because I think that's easier to analyze/predict than appreciation?

BRRRRR's always have a limit to the amount that makes sense and thus are difficult to accurately predict.

Impossible to predict what the market would do, but you aren't solely relying on natural appreciation which is good.

My prediction is even $4 gas has virtually no effect on anything regarding tourism.
