HELOCs are very much a short term product, because the interest rates can go up precipitously, they have been called due in past credit crisis situations.

Combine this with poor ADU valuations (especially in single family zoned areas) result in hands off ADU additions costing significantly more than the value they add.  

It's not the cheapest yet their price were not that much more than their competitors and SIW was a better product.

The issue at the end of the day I believe was a lot of their products were cheaply made from overseas. 

They may require you to use their services, but they may not be as picky about whether the plan was their production or not.

They create the team and a plan, acquire, due diligence, take care of loan products (If needed), oversee construction/renovation, hire property manager (or run in house management,) take care of accounting/taxes/K1s, deal with closing or refinancing.An LP (limited partner) just puts in the funds (after hopefully vetting the GP and team) and keeps fingers crossed while earning mailbox money.
