For us that more or less translates to using a tenant facing CRM platform.

My goal is to bump up rents and give the property a face lift over the next 18 months.

Most people don’t want to sell a property and walk with zero dollars.

Usually, this is a sign of stability and a preview of the types of people who live in the area. 

People are more likely to buy and stay here, versus move around. 

Thanks, Victor.I have met the people in person, and it's a fairly large, established lender operating in multiple states. 

Generally speaking, I think tech like this stuff and social media have lowered the barrier to entry, allowing people to take risks they dont fully understand, whether wholesaling. flipping, lending, etc.

What I recommend people do is tell the lender ok great I am going to want to use my own title company to close this so funds would go to them.

Curious to see what feedback people who have used them have though. 

Look at how people invested 20, 40, or 60 years ago.
