I have found that all of the STR’s I have have significantly outperformed AirDNA rentalizer data in Destin, 30a, Smoky Mountains, and Forgotten Coast.I will say that the market-wide aggregate data is better (although still not perfect) than the rentalizer tool.

Short term real estate will also out perform long term rentals... as long as you have a good occupancy rate.

Over time, almost 99% actively managed funds will not out-perform the S&P500.

We have properties in two other states and by far the ones in the Va Beach/Chesapeake have outperformed them.

My opinion is that the time/money to setup a website far out performs the postcards/cold calls you could make for that time and money.One of the ways websites gain power in search results is how long they have been around (age).  

You have the opportunity to provide people a way to have the money outperform ANY IRA and most mutual funds, while having it secured by real estate.Just some food for thought.Hattie

Even within regions and cities, there are areas and neighborhoods that outperform the others.

Since you're asking this question, it seems to me that maybe neither one is out performing the other.

For me to invest in residential, it has to outperform more passive options by a margin that justifies the effort.
